November 22, 2012 Falling home prices and an uptick in household income made Canadian home ownership slightly more affordable in the third quarter, but the longer-term trend is largely unchanged, according to a report by RBC Economics released on Thursday. RBC, Canada's largest bank and a huge mortgage lender, measured affordability as the percentage of monthly pre-tax income for a household needed to cover the typical costs of owning a home, including mortgage payments, utilities and property taxes. By that measure, the cost of owning a home edged down by 1.0 percentage point to 42.0 percent for a detached bungalow, by 1.2 percentage points to 47.8 percent for a two-story home, and by 0.6 percentage point to 28.0 percent for a condominium, the RBC Housing Affordability index showed. The Economy Monday,October 22,2012 Minister sees privatization of CMHC When Finance Minister Jim Flaherty took steps to cool the housing market over the past four years, he largely did so via the Canada Mortgage and Housing Corp., the Crown corporation that dominates the mortgage insurance market. Now he says his interventions in the housing market are at an end – and he would like to see the CMHC privatized in the next five to 10 years. "We’ve taken four steps over the last four years to reduce the exposure there for taxpayers, so I don’t think there’s a lot more to do with CMHC or mortgage insurance, certainly not in the foreseeable future," Flaherty said in an interview. Flaherty’s goal has been to steer the market away from the extremes that rocked the U.S. economy, and to keep mortgage debt loads under control despite the lure of low interest rates. I'm actually comfortable with the fact that we've seen some moderation in pressures in that market, both of those markets and across the country," Flaherty told reporters. Average house prices in Calgary region to jump by $20,000 in next two years - Sales to increase as well (Edmonton is sure to see some of the love as well!!!) CALGARY — The average MLS residential sale price in the Calgary region will climb by more than $20,000 over the next two years, according to Canada Mortgage and Housing Corp. In its third quarter 2012 Housing Market Outlook, released Tuesday, the CMHC said the average MLS sale price in the Calgary census metropolitan area will jump from $402,851 in 2011 to $413,000 this year and then to $424,000 in 2013. The report also said MLS sales in the Calgary CMA will increase from 22,466 in 2011 to 25,200 this year and 25,800 next year. And housing starts in the region will rise from 9,292 in 2011 to 12,000 this year but fall back to 11,700 in 2013. Edmonton's Economy Gets an A- Edmonton received a sparkling grade for economic growth, but it came with a warning that there could be consequences for the future if we don’t do more to diversify our business community. At its annual luncheon Tuesday at the Shaw Conference Centre, Edmonton Economic Development Corporation President and CEO Ron Gilbertson praised Edmonton for its overall economic health, giving the city an overall A- grade. The major reasons for the good grade? Over the last 25 years, Edmonton’s real personal income per capita has soared by 42 per cent, the highest gain in the country. Compare that to Vancouver’s 16 per cent gain and Toronto’s three per cent, ahem, “jump.” And our disposable income often goes towards retail items. Per capita, Edmontonians spend more on retail items than Torontonians, Vancouverites or Montrealers. And, of Canada’s six major cities, Edmonton’s average house prices are the lowest. A report from RBC Economics says Alberta’s economy launched into a “remarkable expansion phase” in 2011, with real GDP reaching an estimated 4.2%, and the momentum expected to continue in 2012-13 at 3.9%. “We’re expecting strong investment in terms of oil production and pipeline,” said Paul Ferley, assistant chief economist with RBC. “Alberta is expected to be one of the leaders in overall growth (in 2012).” The national average for GDP growth last year was 2.5% while it’s expected to remain similar at 2.6% for 2012-13, said Ferley. Alberta MLS sales activity to top Canada for next two years

CALGARY — Alberta MLS sales activity is forecast to show the biggest year-over-year gains in the country in the next two years, according to the Canadian Real Estate Association. In a report released Monday, CREA said MLS sales in the province would grow by 6.8 per cent this year to 57,400 and by another 1.7 per cent in 2013 to 58,400. Across the country, CREA forecasts 0.3 per cent growth in 2012 to 458,800 transactions but a decline of 0.3 per cent in 2013 to 457,200 units. The average sale price in Alberta is forecast to grow by 1.4 per cent in each of the next two years to $358,300 in 2012 and to $363,200 in 2013. A Fort McMurray college has cashed in on the area’s surging housing demand by selling about 600 acres of land for development. The International Housing Affordability Survey looks at housing in cities in the United States, the United Kingdom, Canada, Australia, Ireland, and New Zealand along with Hong Kong. It found that among Canadian cities with populations above one million, Edmonton has the most affordable housing. Windsor was the most affordable market of any size, while Vancouver was by far the priciest market in the country. In fact, Vancouver outranked every city in the survey except Hong Kong, topping markets like New York City, San Francisco, Sydney and London, England.
